My friend and I went to Atlanta today to run some errands, and I picked up a gallon of water based walnut floor stain and hardwax oil finish. So, we are really going to start refinishing our floors!!! My friend just moved into a new house, and she needs to redo her floors too, so we are going to buy a sander together at retool instead of renting one. 1 gallon should be enough to do the nursery and dog room (plus another 10x10 room).

Good luck with the floors, CC! This must be "floor week" as I just read a post from Carrie...she's installing laminate, with the help of a neighbor.:)

Good for you, CC - sharing the sander but is your hubby going to do the sanding? You gotta take care of yourself, girl.....

I can almost guarantee he's not going to sand, but I'm going to price out how much it would be to get it professionally sanded. ReTool didn't have any floor sanders available, so that plan might not work out.

If I had to do it, my friend (who is also a Heather) would help me, and our floors are in good condition so it would just be taking the finish off with an orbital sander. No drum sanding for us. That's for the pros!

Best of luck CC ~ it's so darn windy here I'm having a hard time keeping some tyvek on a construction project we are doing.... We are changing a screen porch off the kitchen to an all season room----

Be careful sanding the floor. Wear a mask and protective gear. Paints and varnishes, especially old ones are bad for baby and you.
How goes your project?

Don't worry, if I sand it myself, I will be sure to wear a mask and ventilate well! I'm thinking seriously of hiring someone to do the sanding, but I've been too busy to get quotes. Will keep y'all posted!

they are getting sanded on the 21st and 22nd, then we will stain and seal on the 23rd and 24th of this month. we will do the bedrooms, hallway, and dog room this time. then we will do the living room and kitchen on the 6th/7th of may. our anniversary is the 6th...isn't refinishing floors romantic?
